Hotel Marcel's Decarbonization Toolkit: How to create zero-emission, 100%-electric hospitality

Through an in-depth case study of Hotel Marcel, Tapestry Collection by Hilton, learn how a 1970s brutalist building in New Haven, Connecticut, designed by Marcel Breuer, was converted into the first hotel in the United States to be certified as LEED Platinum V4 BD+C, and also the first hotel in the US to be Passive House certified. After sitting unused for more than 20 years, the landmark structure was listed on the National Register and Becker + Becker conducted a certified historic rehabilitation to create a 165-room boutique hotel and conference center. Easily replicable methods were used to create 100% electric HVAC and hot water systems, and an all-electric commercial kitchen, on-site laundry and hotel shuttle. In addition to designing to passive house standards to create a high performance building envelope, energy demand was further reduced by using an energy-efficient DC power and control system for all lighting and motorized shades known as power over ethernet (POE). Learn about all these and other techniques used to make Hotel Marcel 100% electric, including use of a 1.5 mWh renewable microgrid for emergency power in lieu of a diesel generator, powered from over 1,000 photovoltaic panels covering the roof and mounted on canopies that provide covered parking. This session will present a full toolkit of replicable methods for elimination of all fossil fuels from every aspects of hotel operations, including strategies to fully fund these tools with IRA incentives, CPACE and utility rebates so no additional equity or mortgage financing is required, and operating cash flow and property valuation is enhanced. The information presented will include data on costs, funding sources and 12 months of energy sources and uses, offering a comprehensive roadmap to fully decarbonize any new or retrofitted hotel.
